The March statistics are out and things are looking good!

The number of closed sales year to date has increased by 9.1% over last year. The average sales price has increased by 3.2% to $153,735 while the median sales price has increased by 6.5% to $138,500. The number of new listings on the market has decreased by 2.7%.

It is both a good time to buy and sell a home.

A November To Be Thankful For In El Paso Real Estate

The stats have just come out – and there was a lot to be thankful for in November! Home buyers loved the historically low mortgage rates and affordable prices. Sellers loved the increased sales.

Let’s look at the numbers. Closed sales increased by an incredible 23% over November 2011! Days on the market decreased by 4.4%, median sales price increased 5.6% and the inventory of homes decreased by 20%.

There are still many challenges, but looking forward to 2013 there is much reason for optimism.

According to an article in this month’s RealtorMag, 80% of renters are willing to give up certain things so that they can purchase a home.

What are renters willing to give up?

* 50% would cut back on dining out
* 49% would cut back on shopping for non-essential items
* 47% would give up luxuries such as trips to the salon and expensive cable packages
* 39% would cut back on vacations
* 10% would contribute less to their retirement plans

Why are so many renters willing to make sacrificies? The record low mortgage rates and appealing home prices are making home ownership very attractive right now.

El Paso Real Estate Market Statistics

Activity in the El Paso real estate market has increased over last year. Year to date, the number of closed sales has increased by 6.5% and the number of pending sales has increased by 20%. Prices have remained virtually unchanged, however. Our median sales price is still a very affordable $131,000.

For a seller, the average days on the market is 147 days.

El Paso Real Estate Market Results 2011

Here are some El Paso market stats for 2011:

The median sales price remained unchanged at $135,000.

The number of days on the market until sale remained unchanged at 135.

The number of closed sales decreased 9.6%.

The number of months supply of homes for sale decreased from 7.2 to 6.5.

What does all of this mean? The El Paso home market was quite stable in 2011. I’m expecting a stronger year in 2012 due to the smaller supply of homes for sale, the still affordable prices, and super low interest rates.

El Paso Texas Real Estate Market Strong

The El Paso Texas real estate market has weathered the economic downturn very well compared to most cities in the country. Values have held fairly stead over the last 3 years, and have even appreciated this year. Take a look on this graph:

As the economy continues to improve, I expect the market to be even stronger. Now is still a great time to buy a home, though. Interest rates are at record lows and home prices are very reasonable.

Special Down Payment Assistance Financing Now Available!

A special financing program with down payment assistance is now available for home buyers in El Paso, Texas!  Normally, with FHA financing, a down payment of 3.5% of the purchase price is required.  Under this program, you will receive down payment assistance in the amount of 3%, leaving you with a down payment to make of only 0.5% of the purchase price!

This financing may be used to purchase both brand new homes and resale homes  – however, if you purchase a resale home you’ll also benefit from a 1% reduction in closing costs.
