Interest Rates Up, But Still Good

The average interest rate on a 30 year fixed rate mortgage increased to 4.39% this week, which is a full percentage point higher than in early May – but rates are still a bargain by historical standards. For example, when I bought my first home, our interest rate was 9.5% – and we were thrilled with that because they had fallen from 11.5%! So, yes, rates are still good – but it won’t last forever. If you’ve been thinking about buying a home, you might want to take a closer look before rates go up more. March El Paso Real Estate Statistics

The March statistics are out and things are looking good!

The number of closed sales year to date has increased by 9.1% over last year. The average sales price has increased by 3.2% to $153,735 while the median sales price has increased by 6.5% to $138,500. The number of new listings on the market has decreased by 2.7%.

It is both a good time to buy and sell a home.

El Paso Texas Ranked Second Best City In Country For Retirement

El Paso has been ranked the second best city in the United States to retire by the financial blog NerdWallet. The ranking was based on factors such as cost of living, warm weather, and affordable health care.

Here is what it had to say:

“El Paso has extremely low-cost assisted living services, making the city very affordable for seniors. The warm weather and high proportion of the population over 65 ensures that seniors can have an active social life as well. El Paso has great dining, theater venues and museums, so the city offers plenty of entertainment as well.”

A November To Be Thankful For In El Paso Real Estate

The stats have just come out – and there was a lot to be thankful for in November! Home buyers loved the historically low mortgage rates and affordable prices. Sellers loved the increased sales.

Let’s look at the numbers. Closed sales increased by an incredible 23% over November 2011! Days on the market decreased by 4.4%, median sales price increased 5.6% and the inventory of homes decreased by 20%.

There are still many challenges, but looking forward to 2013 there is much reason for optimism.

El Paso Texas Real Estate Market Statistics September 2012

The El Paso real estate market appears to be getting stronger. The number of closed sales in September increased 14% over September of last year. The number of pending sales increased a whopping 36.1%!

Year to date, closed sales are up 8.1% from last year and pending sales are up 12.7%.

The median sales price has increased 2.4% to $135,150 and the average sales price has increased 0.7% to $153,511.

We are down to a 6.9 month suppy of homes from an 8.5 month supply.

Year to date, through July, El Paso residential sales are up 9% over last year. The median sales price is up 3.8% to $134,950. We have a 7.1 month supply of homes for sale in El Paso Texas, down from 8.6months last year. Things are looking up!

Activity in the El Paso real estate market has increased over last year. Year to date, the number of closed sales has increased by 6.5% and the number of pending sales has increased by 20%. Prices have remained virtually unchanged, however. Our median sales price is still a very affordable $131,000.

For a seller, the average days on the market is 147 days.
