Interest Rates Up, But Still Good

The average interest rate on a 30 year fixed rate mortgage increased to 4.39% this week, which is a full percentage point higher than in early May – but rates are still a bargain by historical standards. For example, when I bought my first home, our interest rate was 9.5% – and we were thrilled with that because they had fallen from 11.5%! So, yes, rates are still good – but it won’t last forever. If you’ve been thinking about buying a home, you might want to take a closer look before rates go up more. Things Looking Up For The El Paso Real Estate Market!

All signs are pointing upwards for the El Paso, Texas real estate market. The median sales price has increased by 5.4% over last year to $138,000. The average sales price has increased by 3.8% to $158,908.

The number of closed sales has increased by 8.3% over last year. The number of months supply of homes on the market has decreased to 6.9 months from 8.1 months at this time last year.

March El Paso Real Estate Statistics

The March statistics are out and things are looking good!

The number of closed sales year to date has increased by 9.1% over last year. The average sales price has increased by 3.2% to $153,735 while the median sales price has increased by 6.5% to $138,500. The number of new listings on the market has decreased by 2.7%.

It is both a good time to buy and sell a home.

El Paso has been ranked the second best city in the United States to retire by the financial blog NerdWallet. The ranking was based on factors such as cost of living, warm weather, and affordable health care.

Here is what it had to say:

“El Paso has extremely low-cost assisted living services, making the city very affordable for seniors. The warm weather and high proportion of the population over 65 ensures that seniors can have an active social life as well. El Paso has great dining, theater venues and museums, so the city offers plenty of entertainment as well.”

El Paso Real Estate Statistics For 2012

The 2012 statistics are hot off the press – and it was a great year for real estate in El Paso!

The number of homes that sold increased by 12% over 2011. Prices were up – the median sales price increased by 3.4% to $137,999. The inventory of homes for sale in El Paso Texas decreased 20% to a 6.1 month supply of homes for sale.

We expect even better things for 2013, as the economy continues to improve.

A November To Be Thankful For In El Paso Real Estate

The stats have just come out – and there was a lot to be thankful for in November! Home buyers loved the historically low mortgage rates and affordable prices. Sellers loved the increased sales.

Let’s look at the numbers. Closed sales increased by an incredible 23% over November 2011! Days on the market decreased by 4.4%, median sales price increased 5.6% and the inventory of homes decreased by 20%.

There are still many challenges, but looking forward to 2013 there is much reason for optimism.

El Paso Texas Real Estate Market Statistics September 2012

The El Paso real estate market appears to be getting stronger. The number of closed sales in September increased 14% over September of last year. The number of pending sales increased a whopping 36.1%!

Year to date, closed sales are up 8.1% from last year and pending sales are up 12.7%.

The median sales price has increased 2.4% to $135,150 and the average sales price has increased 0.7% to $153,511.

We are down to a 6.9 month suppy of homes from an 8.5 month supply.
